Finding deals by hand takes hours

Scrolling listings, guessing at repair costs, pulling comps one at a time, and doing the math in a spreadsheet — for every property. Most of them turn out not to work.

Every listing, checked

We look at all of them, not just the first page of results.

The numbers already run

Repairs, holding costs, selling costs and profit, on every property.

Zip by zip, not city-wide

Prices can vary threefold between zips in one town. We compare each home against its own zip, not a city average that means nothing.

Sellers ready to move

We flag homes sitting far longer than normal for their area.

How it works

Step 1

Tell us your market

Your city and your budget. That's the whole setup.

Step 2

We scan and analyse

Every active listing is compared against what homes actually sell for in that zip code, then screened for profit.

Step 3

You get a ranked report

The best candidates first, with the numbers behind each one, ready to act on.

Real market data, not guesswork

Here is how long homes are sitting unsold right now in a few markets we cover. Every number below is live data, not an illustration.

What's in every report

Each property you receive comes with the full picture, so you can decide in a minute or two whether it's worth a closer look.

For every property

  • Address, asking price and size
  • Days it has been sitting, against the local norm
  • Price per square foot vs. its zip code
  • Estimated repair budget and scope of work
  • Expected resale value after renovation
  • Projected profit and return
  • Your maximum offer — the most you can pay and still make money
  • A clear verdict: strong, marginal, or pass

Plus market context

  • How fast your market is moving, and the direction
  • Which zip codes are slowing down
  • Where sellers are cutting prices most
  • Foreclosures and short sales flagged
  • The assumptions behind every number, so you can adjust them
Honest about what this is. These are screening estimates built from listing data and local price averages — they are not appraisals. Repair budgets are starting figures until a contractor walks the property. Always inspect a home and check recent sold comps before making an offer.

Already have a property in mind?

You don't have to wait for a report. Send us any address and we'll run the same numbers on it - whether it's listed, off-market, or something your agent just sent you.

Option 1

We find the deals

Tell us your city and budget. Every active listing gets screened and you get a ranked shortlist of the ones worth your time.

Option 2

You name the property

Send an address. We pull its size, age and how long it's been sitting, value it against nearby sales, estimate the repairs, and tell you the most you should pay.

Works on off-market properties too. If it isn't listed, just tell us the price you're considering and we'll tell you whether the numbers work at that price - and what they'd need to be.

Questions

Where does the data come from?

Active listing data from licensed property-data providers, combined with public market data from the Realtor.com Residential Data Library. Resale estimates are based on recent comparable sales near each property.

How accurate are the repair estimates?

They are budget figures based on the size of the home and the scope of work it appears to need, and they are deliberately conservative. Treat them as a starting point — a contractor's walkthrough is what settles the real number. Every report shows the per-square-foot assumption so you can adjust it to your own crew's pricing.

Can you analyse a specific property I've found?

Yes. Send the address and we'll run the same analysis we use for our own shortlists - size, age, days on market, value against nearby sales, repair estimate, and the maximum you should offer. It works for off-market properties too; just tell us the price you're considering.

Do you find off-market or wholesale deals?

Not currently. We cover homes listed for sale, including foreclosures and short sales. Plenty of profitable flips sit on the open market for weeks because nobody has run the numbers on them.

Which cities do you cover?

Any city in the United States. Tell us where you invest when you sign up.

Can I cancel?

Any time, and you keep every report already sent to you.

Do you buy properties or take a commission?

No. We are a research service. We never represent buyers or sellers, never broker transactions, and take no commission on any deal. You work with your own agent.
